Parkin, Dubai’s leading provider of paid public parking facilities and services, has announced an exciting venture: managing parking at critical locations within Dubai Sports City for the next decade. This initiative aims to bolster the infrastructure of one of Dubai’s most vibrant and bustling areas.

Over 3,000 New Spaces

As part of this ambitious project, a total of 3,100 new parking spaces will be created in Dubai Sports City. The parking infrastructure will be categorized into three types: paved, unpaved, and unsurfaced. Construction is set to kick off in the fourth quarter of 2025, with an anticipated completion date in the fourth quarter of 2026.

This comprehensive approach ensures a variety of parking options catering to different needs, ultimately enhancing both accessibility and convenience for residents and visitors alike.

Operational Timeline

The operational timeline for this project is thoughtfully planned. Parkin will start work on the paved category, which includes 900 spaces, in October 2025. These initial works are slated to conclude by December 2025, making the new spaces operational shortly thereafter.

Following that, from January 2026 onward, the development of the other two categories will take place, adding an additional 2,200 spaces. This stage is expected to wrap up by the end of 2026, ensuring swift enhancements to parking availability in the area.

Parking Tariff

With growth comes responsibility, and Parkin is set to implement a structured parking tariff. From Monday to Saturday, charges will be applicable from 8 am to 10 pm, with an hourly rate of Dh2 and a daily rate of Dh20. For those seeking long-term solutions, an annual seasonal card will be available for Dh2,800.

Notably, this tariff structure is expected to remain unchanged during the initial three years of service, with evaluations following this period to potentially adjust pricing based on demand and operational costs.

Revenue Impact

The financial implications of this project are significant, with estimates suggesting that Parkin’s revenues over the 10-year contract could range between Dh40 million to Dh50 million. This underscores the venture’s potential for being both profitable and beneficial to the community.

The project is designed to be accretive and cash flow positive, with a breakeven period of approximately four years. Parkin is set to fund the capital expenditures upfront, ensuring that the revenue model supports full recovery of these investments early in the contract.

Capital Expenditure

An important part of the project involves addressing capital expenditure, which is projected to be between Dh18 million to Dh20 million. This budget encompasses the construction of paved and unpaved areas, in addition to necessary road construction.

Parkin will oversee crucial civil works, including converting unpaved areas into fully functional parking lots. Once construction is finalized, the company will also be responsible for ongoing maintenance tasks, which include maintaining parking areas, roads, and footpaths, ensuring a high standard of usability and safety.

Encouragingly, maintenance costs are not expected to be material, allowing Parkin to maintain a focus on service quality and customer satisfaction while managing operational efficiencies.
