Qatar’s real estate trading surpasses QAR 500 million as residential sales surge 47%

Published:

Qatar’s real estate trading volume surpassed QAR 500 million ($136.8 million) in the week of October 11 to 15, driven by a significant 47.4% increase in residential-unit sales, according to the Ministry of Justice’s Real Estate Registration Department. This surge comes despite a decline in the value of other property transactions during the same period.

During the specified week, registered property sale contracts totaled QAR 381.79 million, while residential-unit sales reached QAR 119.08 million, bringing the combined trading volume to approximately QAR 500.86 million. This marks a slight increase from the previous week, where total registered contracts were about QAR 499.78 million, indicating a stable market despite varying transaction types.

Residential Sales Drive Growth

The notable rise in residential-unit transactions was the primary contributor to the overall increase in trading volume. The value of residential sales jumped from QAR 80.77 million in the prior week to QAR 119.08 million, reflecting an increase of around QAR 38.31 million. This growth allowed residential units to account for approximately 23.8% of the total trading volume, up from 16.2% the week before.

While residential sales flourished, the broader category of registered sale contracts saw a decline of about 8.9%, dropping from QAR 419.01 million to QAR 381.79 million. This shift in composition highlights a growing preference for residential properties among buyers, even as overall market activity remains relatively stable.

Diverse Transactions Across Qatar

Real estate transactions during this period were widespread, covering several municipalities including Al Rayyan, Doha, and Al Wakra, among others. The Ministry of Justice reported a diverse range of properties sold, including vacant land, houses, residential buildings, and commercial spaces. Notably, areas like Lusail and The Pearl Island continue to play a crucial role in the residential market due to their substantial inventories of properties designed for individual sales.

The Ministry’s bulletin does not provide specific transaction counts or values for individual developments, making it challenging to ascertain whether the increase in residential sales stemmed from a higher number of transactions or larger individual sales. However, the data indicates a significant uptick in residential activity compared to previous weeks.

Consistent Trading Levels

This latest trading volume follows a trend of robust real estate turnover in Qatar. The previous week recorded approximately QAR 499.78 million in total transactions, while the week before that saw QAR 508.27 million. The current total of QAR 500.86 million is slightly below the highest levels observed in recent weeks but still reflects a healthy market environment.

Overall, the recent figures suggest that while the total market turnover fluctuates, the contribution from residential units is increasingly significant, indicating a potential shift in buyer preferences within Qatar’s real estate landscape.
