The Record-Breaking Surge in Dubai’s Real Estate Market

The allure of Dubai’s real estate market continues to captivate investors and homeowners alike. Recently, the market has made headlines with astonishing numbers that emphasize its ongoing growth. In the first half of 2025, the real estate sector achieved not just a milestone but a transformation, with a staggering 98,603 property sales worth Dh326.7 billion.

A Quarter of High Achievements

Quarter two of 2025 witnessed a sales value increase of 25% over the previous peak of Dh147.2 billion, which was set in Q4 2024. This remarkable progression signifies a vibrant landscape for buyers and investors. Notably, the transaction volume also increased, rising by 5.39% compared to the previous record of 50,400 deals established in Q3 last year.

Sector-Specific Growth

The figures reveal that every sector in Dubai’s real estate market is on the upswing. The leading sector was plot sales, generating Dh32.2 billion from 1,384 transactions—a notable 49% increase in volume compared to Q2 of the previous year, and a 27.1% rise from Q1 2025.

Villa sales proved robust as well, amounting to 10,019 transactions worth Dh66.5 billion. This segment witnessed a surge of 38.3% in volume year-on-year. Additionally, apartment sales climbed to Dh81.6 billion, which also marked an 18.7% increase over Q2 last year and a 22.7% jump compared to Q1 2025. The commercial property sales sector, valued at Dh3.6 billion, rose by 12.5%, encompassing 1,252 transactions when compared to the same period in 2024.

Yearly Performance Insights

According to a market update from fäm Properties, the first half of this year (H1) displayed a remarkable 40% year-on-year increase in sales value. This growth was propelled by record-breaking quarterly performance within Q2, which saw 53,118 transactions amounting to Dh184 billion. These statistics reflect not just numbers, but a robust market foundation built over years of resilience.

Rising Property Values

The upswing in property values has been notable, with the median price reaching Dh1,607 per square foot. This statistic stands in sharp contrast to the growing figures from previous years: Dh958 in Q2 2021, Dh1,151 in 2022, Dh1,339 in 2023, and Dh1,514 in 2024. With such a compelling track record, the Dubai property market continues to solidify its status as a lucrative investment area.

Expert Perspectives

Firas Al Msaddi, CEO of fäm Properties, emphasized the persistent strength of Dubai’s real estate market. "These numbers once again highlight the consistent strength and resilience of Dubai’s real estate market," he noted. His insights underscore not merely a statistical accomplishment but a reflection of Dubai’s steady growth over the years. This growth has evidently attracted a wave of global interest while maintaining solid local and regional demand.

Historical Context of Sales

A look at the historical data for Dubai’s property sales over the past five years reveals significant growth. The figures have surged from a modest Dh10.8 billion (5,400 transactions) in 2020 to Dh36.6 billion (15,400 transactions) in 2021. The upward trend continued with Dh58.2 billion (22,100 transactions) in 2022, Dh90.5 billion (31,100 transactions) in 2023, and finally, Dh123.9 billion (43,400 transactions) last year.

The Top Markets and Sales Breakdown

Among various districts, Me’Aisem Second emerged as the top performer in Q2, showcasing substantial sales value totaling Dh14.94 billion across 844 transactions. The data hints at a diverse market, where properties priced between Dh1-2 million accounted for 32% of sales (16,967 transactions). Furthermore, 26% (13,687) were properties below Dh1 million, while 17% (9,163) fell within the Dh2-3 million range, and 12% (6,496) exceeded Dh5 million.

Developer Sales vs. Resales

A significant trend emerging from these statistics is the dominance of new property sales from developers, which significantly outnumbered re-sales in the secondary market. The split stands remarkably at 66% for new sales versus 34% for re-sales, both in terms of volume and value. This trend showcases the increasing allure of new developments in Dubai’s real estate scene.
