Emaar Revenue Surges 21% to AED23.9 Billion in H1 2026, with Profit and EBITDA Increasing Significantly

DUBAI: Emaar Properties PJSC has reported a robust performance for the first half of 2026, achieving a revenue increase of 21% to AED23.9 billion (approximately US$6.5 billion). The company’s EBITDA rose by 24% to AED12.9 billion (US$3.5 billion), while net profit before tax climbed 23% to AED12.8 billion (US$3.5 billion). This growth underscores Emaar’s strategic focus on balanced contributions across its development, recurring income, and international operations.

Strong Property Sales and Revenue Backlog

During the first half of 2026, property sales amounted to approximately AED26.6 billion (US$7.2 billion). The revenue backlog from property sales reached around AED164.9 billion (US$44.9 billion) as of June 30, 2026, marking a 13% year-on-year increase. This substantial backlog provides strong visibility for future revenue recognition, reinforcing the company’s growth trajectory.

Emaar’s diversified master-planned land bank, which spans approximately 590 million sq. ft. of mixed-use development opportunities, includes about 316 million sq. ft. within the UAE. This extensive portfolio positions Emaar favorably to capitalize on the ongoing growth in Dubai’s real estate market.

Insights from Leadership

Mohamed Alabbar, founder of Emaar, emphasized the company’s disciplined approach and long-term vision. He noted that the results for the first half of the year reflect the consistency that defines Emaar. Alabbar highlighted Dubai’s dynamic growth, stating that each phase of the city’s development creates new opportunities for innovation and excellence.

He expressed gratitude for the leadership’s vision, which has fostered a stable and business-friendly environment. This stability, according to Alabbar, continues to attract capital and talent, even in a globally uncertain landscape, and is crucial for Emaar’s long-term growth.

Emaar Development’s Performance

Emaar Development PJSC reported a revenue of AED13.3 billion (US$3.6 billion), representing a 34% increase year-on-year. The net profit before tax for Emaar Development reached AED7.8 billion (US$2.1 billion), reflecting a growth of 41% compared to the same period last year.

The consolidated revenue from property development operations in the UAE reached AED17.7 billion (US$4.8 billion), marking a 30% increase year-on-year. The revenue backlog from projects under development in the UAE stood at AED135.7 billion (US$36.9 billion) as of June 30, 2026, an increase of 6% compared to H1 2025. This backlog provides strong visibility and mitigates risks associated with future revenue recognition.

Strategic Expansion and New Developments

In the first half of the year, Emaar strategically expanded its residential portfolio with 11 targeted launches across various masterplans, including Emaar South, Dubai Hills Estate, The Heights Country Club, The Oasis, Rashid Yachts & Marina, and Expo Living. Additionally, Emaar announced a landmark AED200 billion masterplan, further enhancing the Group’s long-term development pipeline and reinforcing confidence in Dubai’s continued growth.

Emaar’s international development segment also contributed positively to the Group’s diversified earnings profile. The company reported property sales of AED4.2 billion (US$1.1 billion) from international markets, with revenue reaching AED1.1 billion (US$0.3 billion), an 8% year-on-year increase. This segment accounted for approximately 4.6% of the Group’s total revenue during H1 2026.

Retail and Hospitality Performance

Emaar’s shopping malls, retail, and commercial leasing portfolio demonstrated solid performance in the first half of 2026, with revenue reaching AED3.5 billion (US$1.0 billion), a 9% increase compared to H1 2025. EBITDA for this segment reached AED3.1 billion (US$0.8 billion), reflecting a 10% year-on-year increase. The average occupancy across the portfolio stood at approximately 98% as of June 30, 2026.

The hospitality, leisure, and entertainment sectors also remained significant contributors, generating revenue of AED1.6 billion (US$0.4 billion). Emaar’s hotels in the UAE achieved an average occupancy rate of 60% during the first half of 2026.

Emaar’s diversified recurring revenue portfolio continued to play a crucial role in maintaining earnings resilience and cash flow generation. Supported by a high-quality portfolio of shopping malls, hospitality, leisure, entertainment, and commercial leasing assets, the recurring revenue reached AED5.1 billion (US$1.4 billion), consistent with H1 2025. The recurring revenue EBITDA stood at AED4.0 billion (US$1.1 billion), also similar to the previous year.
