Dubai’s residential real estate market experienced a significant boost in October 2023, with transactions rising 12.4% to AED 25.15 billion ($6.85 billion) across 10,178 deals. This increase, reported by Springfield Properties, underscores the ongoing strength of the off-plan property segment, which accounted for over 62% of all transactions.

In detail, off-plan properties saw 6,317 sales valued at AED 13.33 billion, while the secondary market recorded AED 11.74 billion from 3,851 transactions. This reflects a month-on-month increase of 10.82% in sales value and a 9.28% rise in transaction volume for the secondary market.

Jumeirah Village Circle Dominates Transactions

Buyer interest remained strong in Dubai’s core residential price segments, particularly for properties priced between AED 1 million and AED 3 million, which constituted 47.39% of transactions. Notably, nearly 80% of all sales were below AED 3 million. Jumeirah Village Circle led the transaction volume with 812 sales, followed closely by Dubai South with 780 sales. In terms of sales value, Palm Jumeirah topped the list at AED 1.08 billion, followed by Dubai South at AED 977 million and Palm Jebel Ali at AED 888 million.

Farooq Syed, CEO of Springfield Properties, commented, “Dubai continues to attract investment across new developments and established communities. Off-plan properties accounted for more than 62% of residential transactions in October, while secondary-market sales grew 9% in volume.” This diverse activity highlights the market’s potential for investors at various stages of development.

Luxury Market Activity Remains Strong

In the luxury segment, Dubai recorded 66 residential transactions exceeding AED 25 million, totaling AED 2.78 billion. Among these, 19 sales surpassed AED 50 million, indicating robust demand for high-value properties. Additionally, residential rentals reached AED 4.75 billion in annual contract value across 53,029 registered contracts, while commercial property sales amounted to AED 7.49 billion from 1,076 transactions.

Development land led commercial sales by value, accounting for AED 3.95 billion, or 52.71% of total commercial sales. Offices had the highest transaction volume, with 425 sales worth AED 1.85 billion, followed by land transactions totaling 333.

Syed further noted, “The scale of activity at the luxury end of the market reflects the city’s ability to attract high-value investment. As Dubai expands its offering of prime residences, it continues to strengthen its position among the world’s leading property destinations.”

Outlook for Dubai’s Real Estate Market

Looking ahead, the expanding residential real estate supply in Dubai is expected to enhance choices for buyers across both established and emerging communities. With a growing number of completed properties alongside ongoing off-plan activity, investors will have access to diverse opportunities across various locations and property types.

Continued investment in infrastructure and new developments will be crucial for Dubai’s long-term growth. As the market evolves, factors such as location, quality, pricing, and timely delivery will increasingly influence investment decisions.
