The U.S. Department of Housing and Urban Development (HUD) has announced a significant reduction in its backlog of Fair Housing complaints, claiming a 46% decrease in pending cases. This announcement comes amid criticism from various fair housing groups regarding HUD’s methods and transparency, as reported by Realtor.com.
In 2024, the National Fair Housing Alliance (NFHA) reported a rise in discrimination complaints, with 33,000 claims filed, marking a 5.74% increase from the previous year. Despite HUD’s claims of progress, the NFHA has raised concerns about the agency’s budget cuts for Fair Housing enforcement and staffing reductions, which they argue hinder effective complaint resolution.
A report from HUD’s Office of Inspector General revealed that the agency failed to close 70% of its investigations from 2020 to 2022 within the 100-day timeframe mandated by the Fair Housing Act. The report cited limited staffing and the complexity of cases as contributing factors to the delays.
Criticism of HUD’s Approach
HUD Secretary Scott Turner defended the agency’s actions, stating that it is working efficiently to address the backlog inherited from the previous administration. He emphasized the department’s commitment to protecting the civil rights of all Americans.
However, NFHA Executive Vice President Nikitra Bailey criticized HUD for not providing a comprehensive view of housing discrimination in the U.S. She noted that staffing cuts have severely impacted the agency’s enforcement capabilities, and accused HUD of lacking transparency by withholding public data on discrimination complaints.
In 2023 and 2024, HUD charged 47 and 31 cases, respectively, under the Biden administration. Bailey pointed out that the agency’s recent changes in funding allocation could disqualify many existing fair housing groups, complicating their ability to pursue claims. This has led to ongoing legal action against HUD by the NFHA and other organizations.
Despite the criticisms, HUD has reported nine new discrimination charges in the past six months, including cases related to disability and familial status discrimination. The agency also settled a disability discrimination complaint, resulting in a $110,000 payout to the complainant.
HUD Assistant Secretary for Fair Housing and Equal Opportunity Craig Trainor dismissed the criticism as politically motivated, asserting that the department is committed to enforcing the Fair Housing Act and protecting Americans from discrimination.
