Wynn Boulevard to Connect Al Marjan Casino Resort with Dubai by 2027

Ras Al Khaimah has taken a significant step forward in enhancing its infrastructure with the unveiling of Wynn Boulevard, a key roadway designed to directly connect the upcoming Wynn Al Marjan Island integrated resort to the UAE’s major highway network. This new thoroughfare was announced during the launch of the expansive Marjan Beach development, with officials confirming that more than AED 1 billion (approximately $272 million) in contracts have already been secured to kickstart its construction.

### New Road to Anchor Resort Connectivity

Wynn Boulevard is set to be a vital link, connecting the luxury resort to the beach district of Marjan Beach, and further integrating with highways E311 and E611. These highways provide essential access routes between Ras Al Khaimah and Dubai, a city identified by Wynn as its “key source market.” Graham Hallett, Marjan’s Chief Development Officer, highlighted the importance of this infrastructure, noting that contracts worth over AED 1 billion have been signed and construction is actively underway. A spokesperson from Wynn Al Marjan Island echoed this sentiment, expressing satisfaction with the progress of the new infrastructure which bolsters connectivity to Dubai.

The boulevard is part of the wider Marjan Beach project, an ambitious 85 million square-foot waterfront district that will host 22,000 homes, 12,000 hotel rooms, and eventually support a community of 74,000 residents. Though no specific timeline or budget has been revealed for the residential aspect of the project, Wynn Boulevard is expected to be completed ahead of the resort’s anticipated opening in March 2027.

### Rapid Progress on a Billion-Dollar Resort

The $5 billion Wynn Al Marjan Island resort is quickly taking shape, with Abdulla Al Abdouli, CEO of Marjan, confirming that 61 of the tower’s 70 floors have already been constructed. The integrated resort will feature more than 1,500 guest rooms, luxury dining options, a private marina, and entertainment venues, including the UAE’s first legal casino covering 21,000 square meters. Wynn Resorts projects the gaming sector in the UAE could generate between $3 billion and $5 billion annually, while analysts such as CBRE estimate potential revenues could reach as high as $8.5 billion.

While the boulevard itself is a state-backed initiative, Wynn is heavily involved in its design and delivery. Images shared on ResortX suggest that Wynn’s in-house design team has contributed to the planning of pedestrian bridges along the road. The project management is overseen by Island 3 Infra Enterprises, part of a joint venture including Marjan, Wynn Resorts, and RAK Hospitality Holding, where Wynn holds a 40% stake, RAK Hospitality controls 59%, and Marjan retains 1%. In a landmark move, Wynn secured a $2.4 billion loan in February 2025, marking the largest hospitality-related financing in the history of the UAE, fueling the construction efforts.

### Expanding Wynn’s Presence in Ras Al Khaimah

Although Wynn Boulevard is presented primarily as an infrastructure project, there are clear indications that Wynn is eyeing further expansion in the region. Trademark filings for “Arabian Strip,” “Marjan Strip,” and “Encore Marjan Island” hint at the possibility of additional resort developments. Reports also suggest that Wynn has acquired land on Al Marjan Island, potentially for a second casino site.

As the opening approaches, Wynn Al Marjan Island continues to unveil new features. The resort has introduced its first dining concepts, including a steakhouse by renowned French chef Alain Ducasse and the Las Vegas-style supper club Delilah. Overall, the resort will host 22 restaurants offering a variety of global cuisines, from Indo-Persian and Italian to Lebanese and Japanese.

The project features Enclave, a collection of 99 ultra-luxury suites complete with private pools, a secluded beach, and bespoke amenities. Wynn’s design team has crafted over 1,500 guest rooms showcasing floor-to-ceiling views of the Gulf, blending regional artistic influences with the elegance reminiscent of the 18th and 19th centuries.

### Boosting Tourism with a Visionary Resort

Wynn Al Marjan Island is poised to become a cornerstone of Ras Al Khaimah’s tourism industry, with forecasts projecting an impressive 3.5 million visitors annually by 2030. Wynn executives have also announced that nightly light and laser shows will enhance the entertainment offerings, adding a spectacular visual element to the resort experience.

CEO Craig Billings shared insights into the design philosophy behind the project, stating, “We have spent the past year meticulously programming and concepting Wynn Al Marjan Island, carefully considering its unique location. I am incredibly proud of our design and development team’s ability to impart our legacy of rich, thoughtful design into a sun-soaked beachside resort that will delight customers, new and old. We look forward to opening Wynn Al Marjan Island in 2026.”
