Sharjah’s real estate sector has seen a significant influx of investment, attracting 9,891 new investors from 130 nationalities during the first nine months of 2026. This surge reflects the emirate’s growing appeal as a destination for property investment, with total traded properties reaching 46,125, according to data from the Sharjah Real Estate Registration Department.
The diversity of the investor base is notable, with foreign investors leading the charge at 4,526, followed by Arab investors at 2,494 and UAE nationals at 2,453. The number of new investors from GCC countries stood at 418, highlighting Sharjah’s broadening appeal across various markets.
Growing Investment Landscape
The emirate’s real estate market has been bolstered by the approval of 52 projects for freehold ownership by non-citizens and foreign investors since the introduction of Executive Council Resolution No. (30) of 2022. This resolution has paved the way for increased foreign capital inflow and a wider range of residential and commercial options.
In 2026 alone, eight new qualitative projects were approved by the end of September, further enhancing Sharjah’s attractiveness to international investors. Abdul Aziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, noted that the influx of nearly 10,000 new investors within just nine months underscores the strength of Sharjah’s investment environment and the reliability of its real estate market.
International Confidence in Sharjah’s Market
The report also highlighted the trading shares across various investment categories, revealing that UAE citizens accounted for the largest share of total cash trading volume, valued at AED22.4 billion across 31,250 properties. Investments from GCC citizens reached AED2.5 billion across 1,451 properties, while Arab investors contributed AED7.8 billion across 6,692 properties. Notably, investments from other foreign nations totaled AED14.1 billion across 6,732 properties, indicating strong international confidence in Sharjah’s real estate sector.
UAE citizens led the list of top investors, followed by Indian investors with a trading volume exceeding AED6.8 billion. Syrian, Pakistani, Jordanian, and Iraqi investors also made significant contributions, reflecting the diverse and robust nature of Sharjah’s real estate market.
As Sharjah continues to enhance its legislative frameworks and investment opportunities, it is poised to solidify its position as a regional hub for sustainable real estate investment. The emirate’s strategic initiatives are expected to further attract global investors, contributing to the overall growth of the UAE’s real estate landscape.
According to Economy Middle East, the positive momentum in Sharjah’s real estate market is a testament to its economic stability and the effectiveness of its regulatory decisions.
