Parkin Secures 10-Year Contract for Construction and Management of Parking Facilities at Dubai Sports City

Dubai is continuously growing and innovating, and at the forefront of this evolution is Parkin, the premier provider of paid public parking services in the emirates. Recently, Parkin made headlines by signing a collaborative agreement with Dubai Sports City, a pivotal community within the emirate. This agreement marks a significant milestone as it initiates a decade-long partnership focused on managing parking facilities across key locations within the bustling sports community.

As part of this ambitious project, Parkin will develop around 3,100 new parking spaces. These spaces will include a mix of paved, unpaved, and unsurfaced options, catering to various needs and preferences. This strategic approach not only maximizes land usage but also enhances accessibility for residents and visitors alike.

The commencement of construction is slated for the fourth quarter of 2025, with a timeline aiming for completion by the end of 2026. This prolonged project duration allows for meticulous planning and execution, ensuring every detail is handled with care.

Parkin to Manage Dubai Sports City Parking Spaces

Over the 10-year span of the contract, Parkin anticipates generating substantial revenue, estimated to range between AED40 million and AED50 million (around US$10.9 million to US$13.6 million). This financial forecast underscores the project’s potential to be both accretive and cash flow positive, with expectations of reaching a breakeven point within roughly four years—a relatively swift turnaround in such a large-scale endeavor.

The project will include a variety of civil works, such as constructing new roads and transforming unpaved areas into well-structured parking lots. The anticipated capital expenditure (capex) for these developments falls between AED18 million and AED20 million (approximately US$4.9 million to US$5.45 million). Notably, Parkin will be funding the entire capital expenditure upfront, allowing for a structured revenue model that aims to recover this investment during the early years of the contract cycle.

Over the coming weeks, Parkin will begin light civil work on approximately 900 paved spaces. It’s expected that these initial works will take about eight weeks. Once completed, these spaces will integrate seamlessly into Parkin’s diverse developer portfolio, enhancing the overall infrastructure of Dubai Sports City.

Beginning in January 2026, the focus will shift toward developing the remaining unpaved and unsurfaced areas, which encompass nearly 2,200 spaces. In addition to construction, Parkin will be responsible for the ongoing maintenance of these assets, including the upkeep of parking areas, roadways, and footpaths.

Parking Tariff

To align with Parkin’s existing operations, the tariff structure for the newly created parking facilities will mirror those utilized in other locations. Parking charges will apply Monday to Saturday, from 8:00 AM to 10:00 PM. The hourly rate is set at AED2, with a daily maximum of AED20. Additionally, an annual seasonal card will be available for AED2,800, providing an economical option for regular users.

This tariff structure will remain fixed for the initial three years of the agreement. After that period, the rates may be subject to revision, as per the terms outlined in the contract, allowing for adaptability as the community and its parking needs evolve.
