Prices for prime waterfront and beachfront land in Dubai are on the rise, driven by genuine scarcity and the long-term confidence of sophisticated buyers, according to Issa Atiq, CEO of Arabian Acres, a luxury real estate brokerage and development advisory firm based in Dubai.

Atiq emphasized that the pricing dynamics have shifted. “Pricing is no longer being driven by sentiment or short-term cycles,” he stated, highlighting that prime land with a significant locational advantage is expected to maintain and appreciate in value over the medium to long term.

Significant Transactions Reflect Market Trends

Earlier this month, Arabian Acres facilitated a substantial transaction involving three adjacent freehold plots along Dubai’s Jumeirah coastline, valued at approximately 400 million UAE dirhams (around $109 million). The firm reported that these plots have seen appreciation rates between 255% and 335% over the past three years, according to data from the Dubai Land Department (DLD).

Atiq noted that the capital flowing into Dubai’s real estate sector is becoming increasingly sophisticated, with buyers demonstrating a more discerning approach. “They are not chasing momentum anymore; they are buying on conviction. That is a healthier market, one where truly prime assets will continue to outperform everything else,” he remarked.

Regional Stability Enhances Dubai’s Appeal

Atiq believes that periods of regional uncertainty tend to reinforce Dubai’s attractiveness as an investment destination. The emirate is characterized by a stable and well-regulated real estate market, which has a clear growth trajectory.

The recent transaction on the Jumeirah coastline involved plots that feature 160 meters of private beachfront, underscoring the finite supply of such prime real estate. Atiq stated that the market is no longer influenced by short-term trends but rather by long-term conviction from buyers who understand the value of their acquisitions.

Market Dynamics and Future Developments

In discussing the impact of regional conflicts on land prices, Atiq indicated that such events do not significantly affect high-level market transactions. Buyers in this segment typically have a long-term investment horizon and have been observing Dubai’s market for years. He noted that the stability and regulatory framework of Dubai’s real estate market remain attractive even amidst geopolitical tensions.

Regarding the structure of large transactions, Atiq explained that deals of this magnitude are tailored to the specific asset and the parties involved. There is no one-size-fits-all approach, as each transaction requires strategic consideration.

Master developers in Dubai typically impose guidelines and timelines for commencing construction after land acquisition. This ensures that large plots do not remain idle indefinitely, although some flexibility is often built into the planning and design phases, which can be time-consuming.

Future Plans for Development

Arabian Acres acted as the exclusive adviser and broker for the recent Jumeirah coastline transaction, representing both sides in structuring and executing the acquisition. The project is still in its early stages, with further details expected to emerge as development progresses.

When asked about future land acquisitions in the UAE, Atiq confirmed that Arabian Acres is continuously seeking new opportunities. The firm has been active in the market for 20 years and remains committed to identifying assets with genuine scarcity and long-term value.

The plan for the recently acquired plots is to develop them, as this is where real value is created. Atiq stated that the firm is quietly building toward future projects and will share more information when appropriate.
