  2. Inaccurate Address Records: A live Ejari record is linked to various official documents, including residency sponsorship and school admissions. Leaving a property without cancelling Ejari can result in inaccuracies in these records.
  3. Risk of Tacit Renewal: According to Article 6 of the tenancy law, if a tenant remains in the property after the lease term without the landlord’s objection, the contract may be deemed renewed for a similar duration. This could lead to claims for additional rent if the tenant has not formally vacated or documented non-renewal.

Early Termination of Tenancy Contracts

While early termination of a tenancy contract is permissible under Dubai law, it is not an automatic right.   • Cancel Ejari and Retain Documentation: Keep the cancellation certificate for future registrations and utility refunds. If cooperation from the landlord is lacking, consider filing a demand at the Rental Disputes Settlement Centre.
  • Avoid Vacating Without Notice: Leaving without proper notice or settlement can lead to claims for additional rent.
