Similarly, Nad Al Sheba saw its average prices leap from Dh3.07 million to Dh9.44 million, resulting in a 207% rise within the same timeframe, from April 2022 to May 2025.

Other localities are not far behind. The Dubai South Residential District and Dubai Investment Park both saw 185% price hikes, albeit from lower initial values, with prices climbing from Dh1.4 million to Dh4 million and from Dh2.17 million to Dh6.19 million, respectively.

Notable areas experiencing significant price increases include Al Quoz, Jumeirah Islands, Dubai Sports City, Emaar South, and Al Satwa. These neighborhoods have witnessed average price doubles since May 2022, with rises ranging from 121% to 176%.
