Unprecedented Growth in Sales Transactions
April 2025 marked a monumental month for Dubai’s real estate sector. The latest report from Property Finder reveals that the emirate achieved the highest-ever monthly total in sales transactions, with a staggering AED 62.1 billion in total sales. This 94% year-on-year increase in value, coupled with a 54% rise in transaction volume, underscores the robust health of Dubai’s property market, demonstrating significant progress across both primary and secondary segments.
Record-Breaking Secondary Market Performance
The secondary real estate market showed remarkable resilience, recording AED 28 billion in sales across over 7,700 transactions. This figure reflects a 67% increase in value and a 66% rise in transaction volume from April 2024. Within this context, a standout transaction was the AED 1.45 billion land acquisition in DMCC-EZ2 for the forthcoming Sobha Central development in Jebel Ali. Additionally, popular communities like Palm Jumeirah, Jumeirah Village Circle (JVC), and Dubai Marina played a crucial role in driving resale activity, contributing significantly to the overall transaction value.
Strong Uptrend in the Primary Market
Not to be overshadowed, the primary property segment led the charge with a remarkable AED 34.2 billion in sales—a 124% increase compared to April 2024. Key projects in luxurious locations such as Palm Jebel Ali and The Oasis by Emaar were instrumental in this growth. Notably, these two developments accounted for 19% and 13% of total sales value, even though they represent a mere fraction of the total transaction volume. This disparity highlights a growing investor appetite for branded, visionary communities that promise future-forward living experiences.
Consumer Preferences: Apartments Take Center Stage
When it comes to consumer preferences, apartment living continues to dominate the market. According to the data from Property Finder, apartments accounted for nearly 78% of rental searches and 59% of purchase interest in April 2025. Interestingly, studio apartments were particularly sought after in rental searches, constituting 21% of total inquiries, while only capturing 14% of buyer interest. This difference suggests a lucrative opportunity for investors in smaller units where rental demand remains robust. Two-bedroom apartments also attracted significant attention, accounting for 35% of buyer searches and 31% of rental interest.
