Al Ghurair Development has announced the launch of Tessera, a new residential project in Dubai South, which aims to blend the privacy of townhouse living with the amenities of low-density apartment communities. Designed by renowned architect Manuel Aires Mateus, this development marks the architect’s first residential project in the UAE and is set to be completed by 2028, according to a report from Economy Middle East.
Al Ghurair Development aims to provide families with flexible living spaces that do not compromise on community or connectivity. The project is part of Dubai South’s expansion, aligning with the Dubai 2040 Urban Master Plan, which seeks to enhance the city’s residential offerings.
Innovative Townhouse-Style Layouts
The first phase of Tessera will feature two- and three-bedroom homes, including duplex residences designed to emulate the spatial experience of a townhouse. The layouts will include dedicated entrance foyers, spacious living and dining areas, and private terraces, allowing families to adapt their living spaces as their needs evolve.
Al Ghurair Development’s CEO, Sultan Al Ghurair, noted that the company’s extensive experience in property development has informed their understanding of changing resident needs. This insight has driven the design of Tessera, which prioritizes practical living while maintaining a sense of privacy.
Architectural Philosophy
Manuel Aires Mateus highlighted the significance of Dubai as a city of ambition, making it an ideal location for his firm’s first residential project in the UAE. He emphasized that architecture should enhance people’s lives by creating spaces that resonate with their experiences.
The collaboration between Al Ghurair and Aires Mateus aims to combine the developer’s local expertise with an architectural approach focused on light, space, and daily living. The result is a design that balances contemporary openness with the privacy typically associated with townhouse living.

Tessera will feature a range of amenities designed to promote well-being and community interaction. Landscaped pathways will lead residents to various facilities, including indoor and outdoor training areas, a yoga studio, and social spaces such as lounges and an outdoor cinema.
The development will also include a resort-style swimming pool on the rooftop, providing a tranquil retreat for residents. These amenities reflect Al Ghurair Development’s commitment to creating thoughtful, livable spaces that cater to families.
