Abu Dhabi apartment prices surge 24% year-on-year in Q3 2026, driving market growth

Published:

Abu Dhabi’s residential real estate market experienced significant growth in the third quarter of 2026, with apartment prices surging 24% year-on-year, according to ValuStrat’s latest quarterly review. This increase is more than double the 10.2% rise recorded for villas, indicating a robust demand for apartments in the capital.

Overall, freehold residential property prices in Abu Dhabi rose 3.1% quarter-on-quarter, reaching 155.8 points, up from a 2.1% increase in the previous quarter. This brings the annual growth rate to 16.8%, highlighting a strengthening market despite a decrease in transaction volume.

Apartment Growth Outpaces Villas

Apartments were the primary drivers of this growth, with notable increases in specific areas. Al Reef led the way with a remarkable 36.6% annual growth, followed by Al Bandar at 24.7%, Al Muneera Island at 24.4%, and Al Reem Island at 22.1%. Haider Tuaima, Managing Director and Head of Real Estate Research at ValuStrat, noted that the acceleration in price appreciation reflects a resilient market, with apartments appealing due to their relative affordability and availability in established communities.

Rental Market Trends

The rental market in Abu Dhabi also showed positive signs, with values increasing by 1.6% annually. The overall rental value index reached 127.7 points, remaining stable quarter-on-quarter. Villas saw a slightly higher annual increase of 1.8%, while apartments recorded a 1.5% rise. The average annual asking rent for residential properties was AED 162,500, with apartments in Abu Dhabi City averaging AED 121,500 and villas at AED 258,000.

In a significant regulatory move, Abu Dhabi implemented a temporary 0% cap on rent increases for residential, commercial, and industrial properties starting June 2, 2026, replacing the previous 5% annual limit.

Future Supply and Market Outlook

Looking ahead, the report indicates that Abu Dhabi is set to deliver 40,510 new residential units by 2030, with 13,534 new homes expected to enter the market in 2026 alone. This includes a mix of apartments and villas, with apartments accounting for 43% of the new supply.

In the commercial sector, Abu Dhabi’s real estate market remains resilient, bolstered by ongoing business activity and limited availability of high-quality office space. Office rents in key commercial districts have risen by 30.4% compared to last year, with occupancy rates in central business districts reaching 90.8%. The industrial market also showed mixed results, with upper-end rents increasing by 7.4% while lower-end rents fell by 10.7%. Sean Swinburne, Director of Valuations at ValuStrat, noted that demand is expected to grow around new transport nodes as the Etihad Rail freight network enhances connectivity.
