A Shift Beyond Sustainability

In a recent conversation on the flagship podcast AB Majlis, R.Evolution’s founder and CEO, Zagrebleny, emphasized that sustainability alone is no longer sufficient. He introduced the concept of Generation 5.0, which focuses on regenerative development aimed at benefiting the planet, communities, and individuals alike. This innovative approach seeks to redefine how we think about real estate and its impact on our lives.

The Vision Behind R.Evolution

Zagrebleny leads R.Evolution, the real estate firm behind the ambitious EYWA project in Dubai. This high-end development is designed with a core principle: to “give more than it takes.” With over 26 years in the development sector and two decades of studying yoga and ancient design principles, Zagrebleny envisions buildings that function like living organisms. His goal is to create structures that filter air, purify water, and even protect residents from electromagnetic fields, all while promoting a balanced energy environment through a unique 16-tonne crystal core.

The Business Case for Regenerative Design

Zagrebleny argues that regenerative design is not just an idealistic vision; it’s also a smart business strategy. He points to hydroponic farms as a prime example. A 200-square-meter hydroponic farm can yield between 15 to 20 tonnes of vegetables annually, with a remarkably quick delivery time of just five minutes from farm to plate. The initial investment of around 300,000 dirhams represents a mere five percent premium on construction costs, yet the potential increase in building valuation can reach up to 15 percent.

Moreover, the benefits extend beyond aesthetics and health. Lower energy consumption and improved air quality contribute directly to financial returns. For instance, if a building saves $12,000 annually on energy costs, capitalizing that savings at a six percent yield can significantly enhance the property’s market value.

The EYWA Project: A Model for Future Developments

The EYWA “Tree of Life” tower, set to have keys handed over in the second quarter of 2026, exemplifies this forward-thinking approach. The tower is constructed using non-toxic materials and features a glazed-terracotta façade designed to endure for half a century without fading. Inside, residents will benefit from activated “living” water and meticulously controlled air quality, all aimed at fostering a flourishing living environment—a term that Zagrebleny frequently emphasizes.

“Developers are both magicians and sages,” he notes, highlighting their dual role in either enhancing or detracting from the quality of life through their projects.

Dubai: A Laboratory for Innovation

Having successfully delivered 23 projects across cities from Riga to Berlin, Zagrebleny now calls Dubai home. He views the Gulf region as an ideal testing ground for innovative real estate concepts. Given that real estate projects typically span four to five years, he believes it’s crucial to envision the future rather than dwell on the past.

In a post-pandemic Dubai, where residents are increasingly focused on air quality and mental well-being, the timing is ripe for a transformative leap into Generation 5.0.

The Future of Development

To Zagrebleny, what many in the industry still consider progressive—sustainable development—has already evolved into Generation 4.0. The next step, Generation 5.0, is about creating buildings that actively contribute to the well-being of both the planet and its inhabitants. “Easy being is what we need now,” he asserts, emphasizing the importance of having time for what truly matters in life, whether that’s personal development, business, or relationships.
