Emaar Properties has reported an 18% increase in net profit before tax, reaching AED 19.8 billion ($5.4 billion) for the first nine months of 2026. This growth is attributed to strong project execution and revenue recognition from its substantial property backlog, alongside continued activity in its development and recurring-income sectors. The company also announced a special dividend of AED 4.4 billion, equivalent to AED 0.5 per share.
Emaar’s revenue climbed 13% year-on-year to AED 37.5 billion, up from AED 33.1 billion, while EBITDA rose 19% to AED 19.7 billion, reflecting a robust margin of 53%. The group’s property sales reached AED 34.7 billion ($9.4 billion) during this period, with a revenue backlog of AED 158.8 billion ($43.2 billion) as of September 30, indicating strong future revenue visibility.
Property Sales and New Developments
During the first nine months of 2026, Emaar launched 14 projects within its master-planned communities, further advancing construction and development opportunities across Dubai. The UAE build-to-sell property segment recorded AED 26.2 billion in sales, bolstered by new launches and sustained demand for existing properties. Emaar Development reported a revenue increase of 26% year-on-year to AED 22.2 billion, with net profit before tax rising 28% to AED 12.5 billion.
New projects introduced during this period included Serro, Serro II, and Salva at Heights Country Club & Wellness, as well as Valia at Dubai Creek Harbour and Alva at The Valley. Emaar’s ambitious AED 200 billion masterplan was also highlighted, adding significant potential to its long-term development pipeline.
Active Construction and Delivery
Construction and delivery have remained central to Emaar’s performance, with over 4,800 residential units handed over in the UAE during the nine-month period. Notably, more than 80% of Emaar’s active UAE projects are ahead of schedule. The developer awarded 23 main works contracts valued at AED 13.5 billion and 43 infrastructure contracts worth AED 4.3 billion, supporting ongoing construction and infrastructure development across its communities.
Founder Mohamed Alabbar emphasized the importance of quality delivery and the long-term performance of Emaar’s communities, noting the clarity provided by the UAE’s economic direction as a factor in their strategic planning.
International and Recurring Revenue Streams
Emaar’s international development business also contributed positively, with international property sales reaching AED 8.5 billion, a 5% increase from the previous year. Revenue from international operations rose 16% to AED 1.6 billion, representing approximately 4.3% of Emaar’s total revenue. The company maintains a land bank of around 604 million square feet globally, with 315 million square feet located in the UAE, providing substantial future development capacity.
In addition to property development, Emaar’s recurring-income businesses generated AED 7.6 billion in revenue, with shopping malls and commercial leasing contributing significantly. The occupancy rate across Emaar’s retail portfolio stood at approximately 98% as of September 30, showcasing resilience in its commercial operations despite challenges in the hospitality sector.
As Emaar continues to navigate a dynamic market landscape, its diversified earnings base and strategic focus on both property development and recurring income streams position it well for sustained growth in the coming years. For further details, refer to Economy Middle East.
