A recent survey by Bayut and dubizzle reveals that nearly half of UAE renters are contemplating homeownership as property prices are projected to rise. The survey, which included over 2,000 responses, indicates that 45% of renters are considering purchasing a home, with 18% actively comparing options and 26% planning to buy once they save for a down payment.
These findings underscore a significant shift in the mindset of renters, driven by a desire for long-term stability in the UAE. Among those actively exploring purchase options, 52% cited a wish to remain in the UAE for the long term as their primary motivation. Additionally, 34% noted that mortgage payments are becoming comparable to rental costs, suggesting that financial considerations are increasingly influencing their decisions.
Urgent Housing Needs Amid Long-Term Aspirations
Despite the interest in homeownership, many renters face immediate housing needs. The survey found that 47% of respondents need to move or renew their tenancy within a month, a figure that rises to 71% when considering a three-month timeframe. This urgency is reflected in the diverse preferences among renters: 32% are looking to upgrade to larger properties, while 31% seek more affordable options.
Fibha Ahmed, VP of Property Sales at Bayut and dubizzle, emphasized the importance of transparency in the property market. “Property journeys do not always fit into fixed categories. A renter today may already be planning to buy, while another may want to take that step but needs a clearer and more achievable path to ownership,” she stated. This highlights the role of real estate platforms and agents in providing clear pricing and market context.
Market Sentiment and Future Expectations
The survey also revealed that 46% of prospective buyers expect property prices to increase over the next year, while 60% express confidence in the market over the next five years. This optimism is largely driven by personal housing needs, with 72% of buyers intending to purchase for personal use. However, many remain in the early stages of their buying journey, with 49% still researching online.
To facilitate the transition from renting to owning, the survey identified key factors that could boost consumer confidence. Half of the respondents indicated a need for better understanding of market trends, while 40% sought greater price transparency. These insights suggest that real estate professionals have an opportunity to foster long-term relationships with renters by addressing affordability concerns and providing reliable market information.
