Almal completes superstructure of The Unexpected hotel and residences on Al Marjan Island

Almal Real Estate Development has officially completed the superstructure of The Unexpected hotel and residences on Al Marjan Island, marking a significant milestone in the project’s construction timeline. This achievement follows the casting of the final upper roof slab, which covers the development’s restaurant and wellness amenities, and transitions the project into its next phase of construction.

With the superstructure now finished, the focus shifts to the installation of facades, glazing, mechanical, electrical, and plumbing (MEP) systems, as well as internal partitions and interior fit-outs. These activities are already underway across multiple levels, enhancing the architectural and interior character of The Unexpected. Overall construction progress has surpassed 50%, a notable increase from the 42% reported by the Real Estate Regulatory Agency (RERA) in July 2026, indicating a rapid advancement on site.

“For us, the most important story is delivery. Moving well beyond 50% construction progress and completing the superstructure are significant milestones and a step forward to prepare for the operational phase,” said Dmitriy Starovoitov, Founder of Almal Real Estate Development.

Project Overview and Future Plans

Located on Al Marjan Island in Ras Al Khaimah, The Unexpected is designed as a 422-unit entertainment-led hotel and residential complex, operated by Palladium Hotel Group under The Unexpected Hotels & Residences brand. The development aims to integrate entertainment as a core component of its concept, featuring dining options, rooftop experiences, and beach club amenities.

“Completing the superstructure is a defining moment for the project. We are now transitioning into the next stage of delivery, with facade, MEP, and interior works progressing simultaneously across the development,” stated Mohammed Khader, Chief Operating Officer of Almal Real Estate Development.

Significance of the Milestone

This milestone comes at a time when Al Marjan Island is undergoing a rapid transformation, with numerous hospitality and residential projects advancing alongside new infrastructure and significant international investments. In early December, Almal plans to host a ceremony to celebrate the topping-out milestone, bringing together project partners, investors, media, and key stakeholders to acknowledge the progress made.

As the project moves forward, the completion of the superstructure not only signifies a critical phase in construction but also reflects the growing momentum of development on Al Marjan Island, positioning it as a key destination for both residents and tourists.

According to ME Construction News, the completion of the superstructure is a pivotal step in the overall development strategy, paving the way for the next stages of construction and operational readiness.
