Qatar’s real estate market saw significant activity in August 2026, with property sales reaching QAR1.29 billion (approximately $352.6 million) across 424 transactions. This marks a 14.2% increase compared to the same month last year, according to data from the Ministry of Justice.
In August 2025, sales were recorded at QAR1.13 billion, with the number of transactions rising from 329 to 424. However, this activity represents a decline from July 2026, when sales peaked at QAR1.86 billion across 485 transactions, indicating a month-on-month decrease of 30.6% in sales value and 12.6% in transaction count.
Market Leaders
Doha remained the dominant market, accounting for QAR435.5 million in sales, followed by Al Rayyan with QAR335.5 million and Al Daayen at QAR175.2 million. Other municipalities, including Al Wakrah and Umm Salal, contributed QAR148.6 million and QAR124 million, respectively. Notably, Doha represented about 33.7% of the total sales value for August.
Al Daayen exhibited remarkable growth, with sales increasing by approximately 48.9% from QAR117.6 million in August 2025 to QAR175.2 million this year. In contrast, Al Rayyan experienced a decline in sales from QAR391.1 million to QAR335.5 million.
Transaction Insights
Doha also led in transaction volume, accounting for 30% of all sales, while Al Rayyan and Al Wakrah followed with 21% and 19%, respectively. The average property prices varied significantly across municipalities, with Doha recording the highest range of QAR517 to QAR892 per square foot.
In terms of mortgage activity, August saw 103 transactions valued at QAR4.01 billion ($1.1 billion). Doha dominated this sector as well, with 35 mortgage transactions worth QAR3.62 billion, representing about 90% of the total mortgage value nationwide.
Residential Market Stability
Qatar registered 114 residential-unit transactions worth QAR184.46 million in August, maintaining the same number of transactions as July, although the total value decreased slightly. Year-on-year, the residential market remained stable, with a slight increase in transaction count compared to August 2025.
The Ministry of Justice noted that Qatar’s property market continues to benefit from legislative and regulatory changes aimed at enhancing the attractiveness of the sector to both domestic and foreign investors. Efforts to digitize property registration and notarization processes are also underway, facilitating smoother transactions.
