Al Ahly Sabbour launches luxury residential project Zaha Residence in Oman

Al Ahly Sabbour Real Estate has officially launched its first luxury residential project in Oman, named Zaha Residence, during the Urban October expo in Muscat. This development is part of the larger Wadi Zaha project located in Sultan Haitham City, marking a significant expansion for the Egyptian developer in the Omani market.

The Zaha Residence will feature a variety of living options, including studios and one- to three-bedroom apartments, complemented by premium amenities such as a swimming pool, sports facilities, and a spa. This integrated development aims to combine residential, commercial, and service components, strategically located near essential services and key landmarks within Sultan Haitham City.

According to a company spokesperson, “Units are planned to be delivered fully finished and semi-furnished, with selected kitchen appliances, air-conditioning units, and built-in wardrobes.” This approach is designed to enhance the living experience for future residents, catering to both local and international buyers.

Financial Backing and Future Developments

In a move that underscores its commitment to the project, Al Ahly Sabbour has secured a US $26 million financing agreement with Bank Dhofar. This funding will support the construction and development of the Wadi Zaha project, which includes a total of 824 residential and commercial units. The financing agreement was finalized during the Urban October exhibition, where the developer is participating for the second consecutive year.

The Wadi Zaha project was initially launched in the first quarter of 2025, with approximately 80% of the units already sold. Al Ahly Sabbour has reported achieving about 70% of its 2026 sales target of US $86 million, with buyers representing 48 different nationalities, indicating strong demand across both domestic and international markets.

Construction Progress and Timeline

Currently, construction is underway for around 350 residential units, which include villas, townhouses, and mixed-use buildings. The project is on track for completion in 2028, with the first deliveries expected to begin in the latter half of that year. This timeline reflects Al Ahly Sabbour’s commitment to maintaining its construction schedule and delivering quality residential options to its buyers.

As Al Ahly Sabbour continues to expand its portfolio in Oman, it is also preparing to launch Wadi Safa, another integrated development, further solidifying its presence in the region. The launch of Zaha Residence not only marks a milestone for the developer but also contributes to the growing luxury real estate market in Oman.
