### IMF Insights into UAE’s Economic Landscape

This week, officials from the International Monetary Fund (IMF) made a significant visit to the Gulf region, with particular emphasis on the United Arab Emirates (UAE). Their mission aimed to evaluate and commend the UAE’s remarkable economic resilience amid global uncertainties. The IMF’s observations provide valuable insights into the current state and future prospects of the UAE economy.

### Strong Economic Performance Amid Global Volatility

During their visit, IMF mission chief for the UAE, Said Bakhache, highlighted that the UAE’s growth trajectory is set to outpace both regional and global averages this year. This optimistic forecast stems from a combination of robust government investments in technology, infrastructure, and services, which have positively impacted the overall business climate and supported the nation’s diversification efforts.

“It’s encouraging to see how proactive strategies have created a resilient economic framework in the UAE,” Bakhache noted in a press release. The emphasis on sectors such as climate adaptation, water management, and food security has been identified as crucial long-term policy priorities. Bakhache also pointed out the UAE’s rapid emergence as a global hub for artificial intelligence (AI), which offers significant opportunities for innovative growth.

### Growth Indicators and Key Economic Drivers

The UAE’s gross domestic product (GDP) is projected to experience significant growth, with nearly 5% anticipated in both 2025 and the subsequent year, following an estimated growth of around 4% in 2024. This impressive expansion is largely attributed to the rising non-oil sector, with tourism, construction, and banking serving as primary drivers of this growth.

Bakhache further noted the increase in oil production as the world begins to navigate the unwinding of output cuts from OPEC+, providing an additional boost to the economy.

### Current Account Balance and Trade Dynamics

In the face of ongoing global trade uncertainties, the UAE’s current account balance has benefitted from a rise in exports coupled with a decrease in imports, according to Bakhache. This positive trend is bolstered by the authorities’ proactive approach in signing comprehensive economic partnership agreements with various foreign counterparts. Such agreements are essential for enhancing trade and ensuring continuous economic engagement on the global stage.

The UAE’s financial landscape stands out with its “ample sovereign buffers” and well-capitalized banks, providing a strong cushion against external economic shocks. The emphasis on robust financial management further supports this stability and resilience.

### Inflation Dynamics and Real Estate Challenges

While inflation remains subdued across the UAE, there are emerging concerns regarding the escalating costs in the housing sector. Such rises could lead to upward pressures on prices, creating affordability challenges for residents in the future. Interestingly, banks’ exposure to the real estate sector has decreased, with self-financing becoming a common trend among property buyers, which, according to Bakhache, helps mitigate systemic risks.

Despite the positive outlook, Bakhache urged for continued vigilance, particularly in light of potential risks associated with real estate tokenization and its macroeconomic implications. As the UAE positions itself as an international center for virtual assets, the need for strong regulatory frameworks becomes ever more critical.

“Coordinated efforts among regulators to ensure a safe and healthy crypto industry will be crucial,” he advised. The alignment with international regulatory standards and strengthening of supervisory capacities will be vital in fostering financial stability while promoting responsible innovation.
