According to recent data from VVS Estate, a Dubai-based real estate consultancy, the city is anticipated to see nearly 250 branded residence projects launched within this timeframe.

Global Growth Trends

A comprehensive analysis presented in Savills’ Branded Residences 2024/25 Report reveals a remarkable expansion in the global branded residences sector. Over the past decade, this segment has experienced growth exceeding 180 percent, culminating in more than 700 completed projects worldwide, with an additional 790 in various stages of development.

In Dubai alone, there are nearly 140 active branded residence projects, placing the city at the forefront of this global trend. Notably, the EMEA (Europe, the Middle East, and Africa) region accounts for nearly 30 percent of the total global supply of branded residences, underscoring its significance in the market.

Middle East’s Promising Forecast

The Middle East, in particular, is poised for substantial growth in the branded residence sector, representing around 12 percent of the world’s inventory. Savills forecasts an impressive increase of approximately 120 percent in supply across the region by 2030. This trend highlights the Middle East’s emerging role as a focal point for luxury living.

Valentina Rusu, the founder of VVS Estate, emphasizes the insights drawn from the data, stating, “Cross-referencing these findings with Property Finder’s over 2,300 off-plan developments across the UAE shows that Dubai’s branded residences are projected to surge by 80 percent, potentially reaching 250 projects by 2030.”

Confirmed Delivery Timelines

Property Finder has detailed several branded residential projects that are confirmed to be delivered within specific timelines. Noteworthy developments include:

  • Address Residences The Bay and St. Regis Residences Downtown scheduled for completion in 2026.
  • Vida Residences Dubai Hills set to open in 2027.
  • Palace Residences Dubai Hills and Six Senses Dubai Marina projected for 2028.
  • Address Residences Dubai Hills anticipated in 2029.

Moreover, Property Finder highlights that developers are actively reporting on construction progress and payment structures for these projects, enhancing transparency in the market.

The pipeline of branded residences in Dubai is not limited to luxurious living spaces but encompasses a variety of hybrid developments that integrate residential, hospitality, wellness, and commercial elements.
