Dubai’s Real Estate Market: Record-Setting Growth Amidst High-Net-Worth Surge
Dubai’s real estate scene has witnessed a remarkable transformation, particularly in September 2025, marked by a robust influx of high-net-worth individuals (HNWIs) fueling unprecedented capital transactions. The month recorded an astounding 20,127 sales, reflecting an 11.3 percent increase from the same month in 2024. The cumulative sale value soared to AED54.3 billion, or approximately $14.79 billion, which represents a 21.2 percent jump year-on-year.
A Dynamic Market Snapshot
According to Tara Khan, sales director at Kelt and Co Realty, the meteoric rise in Dubai’s real estate market is attributed to several factors: “Cutting-edge infrastructure, the surge in high-net-worth individuals, and investor-friendly policies solidify Dubai’s position as a global real estate hub.”
Over the first nine months of 2025, the market continued its upward trend, nearing the AED500 billion mark in sales, translating to over 155,000 transactions. This marks a significant 33.7 percent increase in value and an 18.5 percent increase in volume compared to the same period in 2024. The total value of transactions soared to AED670 billion from 200,000 deals, a 23.4 percent increase in value compared to AED543 billion from 165,909 transactions during the same period in 2024.
High Performers Take the Stage
Prominent areas like Jumeirah Village Circle, Dubai Hills Estate, and Business Bay emerged as top contenders in the real estate landscape. Jumeirah Village Circle stands out due to its prime location, diverse property offerings, and affordability, which are particularly appealing to investors looking for long-term commitments.
In contrast, Dubai Hills Estate has established itself as a luxurious district, blending upscale living with enviable amenities and golf courses. Its scenic surroundings and strong rental demand make it a hot spot among affluent buyers. Business Bay, recognized as a commercial and lifestyle hub, continues to draw expats and professionals looking for high rental yields and capital appreciation, maintaining its allure with stylish residences and office spaces.
The Mortgage Market: A Mixed Bag
Interestingly, despite the overall robust growth, the mortgage sector exhibited a slight deceleration. September 2025 saw a total of 3,787 mortgage transactions, marking a 9.2 percent decrease from the previous year. The overall mortgage value reached AED12.1 billion, reflecting a significant 24.2 percent decline from September 2024. This variance hints at a shifting landscape as more HNWIs engage in direct purchases without the need for financing.
Record Deals Amidst Rising Affluence
This surge in high-net-worth individuals has translated into record-setting transactions. The standout deal for September was the sale of Tower 1 at Jumeirah Second, which fetched a staggering AED83 million. In addition, the sale of a villa at The World Islands commanded an eye-watering AED200 million, emphasizing the appetite for luxury real estate within Dubai’s market.
As we advance toward the last quarter of 2025 and into 2026, experts predict even more exponential growth. Khan asserts, “This growth will further amplify, providing lucrative opportunities for capital appreciation and rental yields. Dubai is not just a safe haven; it’s emerging as a global hub for the future of real estate.”
Rental Market Resilience
Alongside property sales, Dubai’s rental market has also shown resilience. The average rent for apartments reached AED88,000, while villas climbed to AED190,000, demonstrating a robust upward trend. Commercial properties also experienced growth, with average rents hitting AED75,000, a notable increase of 10.3 percent compared to September 2024.
With mega projects on the horizon and a continual influx of HNWIs, Dubai’s real estate market is poised for further expansion. State-of-the-art infrastructure, along with tax incentives and luxurious lifestyle offerings, are key drivers attracting investors from around the globe.
