Dubai has completed 104 real estate projects valued at over AED111 billion ($30.2 billion) in the first half of 2026, marking a significant expansion in the emirate’s property sector. This development was highlighted by the Dubai Land Department (DLD) during the RISE 2026 event, showcasing the emirate’s growing investment capacity and residential supply.
The DLD reported that the number of completed projects increased by 38.7% from 75 in the first half of 2025, with total investment rising by 52% from AED73 billion. The new projects added 24,537 residential units to the market, a 36% increase compared to the same period last year, and the total built-up area ready for handover grew to 1.95 million square meters, up from 1.58 million square meters.
Expansion of Property Supply
The surge in project completions was accompanied by a substantial increase in land allocated for these developments. The value of land allocated reached AED19.46 billion, a 135% rise from AED8.27 billion a year earlier. The total land area allocated for completed projects more than doubled to approximately one million square meters from 484,000 square meters.
Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, attributed this growth to the emirate’s flexible legislative framework, robust infrastructure, and transparency, which collectively enhance investor confidence. He emphasized that the property sector’s expansion aligns with the Dubai Economic Agenda D33, aimed at fostering long-term investment.
Focus on Global Capital
During RISE 2026, DLD Director General Omar Hamad Bu Shehab discussed Dubai’s economic model, which is designed to attract investment and convert opportunities into sustainable growth. He noted that real estate plays a crucial role in both economic and urban development, supported by the Dubai Economic Agenda D33 and the Dubai Real Estate Strategy 2033.
The 2033 strategy sets ambitious targets, including a 70% increase in real estate transactions, raising the overall market value to AED1 trillion, and expanding the value of real estate portfolios twentyfold to AED20 billion. Additionally, it aims to double the sector’s contribution to Dubai’s GDP to approximately AED73 billion and increase the homeownership rate to 33%.
Advancements in Digital Services
Majid Saqr Al Marri, CEO of the Corporate Support Sector at DLD, highlighted the importance of transparency and digital transformation in enhancing Dubai’s property market competitiveness. Key initiatives include the First-Time Home Buyer Programme, the Initial Registration platform, and the Dubai REST application, which collectively aim to streamline property transactions and improve access to market information.
The Initial Registration platform, launched in September, integrates project registration, property transaction registration, and escrow account management into a single digital process. This system utilizes artificial intelligence to automate document processing, thereby enhancing efficiency and accuracy in property transactions.
As of June 2026, the First-Time Home Buyer Programme has facilitated over AED5 billion in property transactions for more than 3,200 residents, with eligibility open to UAE residents aged 18 and above who do not already own a freehold residential property in Dubai. This initiative supports the broader goal of increasing homeownership and sustainable demand in the market.
Overall, the DLD’s ongoing efforts to enhance market transparency, regulatory frameworks, and digital services are expected to further bolster investor confidence and support the emirate’s ambitious real estate goals.
