The emirate recorded an impressive 213,700 residential transactions in 2024, reflecting a 6.9% increase compared to the previous year. This surge translates to a staggering total sales value of AED 681 billion (approximately $185.4 billion), marking a pivotal year in the city’s ongoing growth and development.

A Breakthrough Year for Population Growth

In a significant milestone, Dubai’s population surpassed 4.03 million residents in 2025, largely driven by the influx of over 208,000 newcomers. This demographic shift highlights the city’s appeal as a hub for work, lifestyle, and long-term living. Since 2014, more than 1.35 million people have made Dubai their home, illustrating a robust demand for housing that continues to evolve with the changing needs of its residents.

The most active buyer demographic in Dubai’s real estate market ranges from 31 to 45 years old, with the 36 to 40 age group showing the highest transaction rates. This trend suggests that purchasers prioritize stability, mature career trajectories, and family considerations in their decision-making processes.

Apartment Sector Dominates Transactions

Apartments remain the heart of the Dubai real estate market, with neighborhoods such as Jumeirah Village Circle, Business Bay, and Dubai Marina experiencing high demand. One-bedroom apartments have particularly excelled in both secondary and off-plan sales, aligning perfectly with the requirements of young professionals and new residents.

Villas are also holding their ground, especially four-bedroom models that resonate with families seeking long-term community living. Areas like Wadi Al Safa, Al Hebiah Fifth, and Dubai South have emerged as preferred choices for families looking for spacious, welcoming environments.

Future Development Plans

As the market advances, developers are carefully managing delivery projections. In 2026, an anticipated 96,500 residential units will be handed over, focusing on prime locations that include:
