BEYOND Developments launches The Yards Plaza in Dubai, featuring 272 offices

Published:

BEYOND Developments has officially launched The Yards Plaza, its second commercial project in Dubai, located along Sheikh Mohammed Bin Zayed Road. This new development features 272 offices across four blocks and aims to integrate human wellbeing with business performance, reflecting a shift towards a more holistic approach to workplace design.

The announcement, made on Wednesday, follows the successful sell-out of BEYOND’s first commercial venture, 31 Above, in Dubai Maritime City. The Yards Plaza is designed to be part of a master-planned community, emphasizing connectivity and interaction among its users.

Design Philosophy and Community Integration

The Yards Plaza is not just a collection of offices; it is envisioned as a vibrant workplace that connects seamlessly with its surrounding community. The development includes retail and food and beverage outlets on the lower levels, enhancing the overall experience for employees and visitors alike. The architecture is characterized by a sculpted landscape that integrates pathways, planting, and terraces, creating a dynamic environment that encourages movement and interaction.

Public terraces are designed for informal meetings and outdoor relaxation, complemented by amenities such as a business center, padel courts, a gym, and a pool. These features aim to foster a culture of wellbeing and collaboration among occupants. Adil Taqi, CEO of BEYOND Developments, stated, “The next generation of offices will be judged not only by location or efficiency, but by how well they enable people to perform, connect and live well.”

Projected Completion and Future Growth

The Yards Plaza is slated for completion in Q3 2029. This project is part of BEYOND’s broader growth strategy, which includes plans to expand its development portfolio in key locations and asset classes by Q4 2026. Taqi emphasized the strategic importance of the location, noting that the Sheikh Mohammed Bin Zayed Road corridor is poised to play a significant role in Dubai’s urban and economic growth.

“Its position within The Yards, strong road connectivity, and the continued evolution of transport infrastructure create the foundations for a workplace connected to how people live, move, and experience the city,” he added.

Market Context and Economic Outlook

The launch of The Yards Plaza coincides with a robust performance in Dubai’s commercial property market. According to data from the Dubai Land Department, office sales reached AED20.16 billion across 3,695 transactions in the first nine months of 2026, with off-plan offices accounting for 80 percent of total sales value. September alone saw office sales hit AED1.85 billion, marking a 54 percent increase year-on-year.

This growth is part of Dubai’s broader economic expansion under the Dubai Economic Agenda D33, which aims to double the emirate’s economy by 2033. The city has also maintained its position as a leading destination for foreign direct investment (FDI), ranking first globally for greenfield FDI projects for five consecutive years.

As BEYOND Developments continues to innovate in the commercial real estate sector, The Yards Plaza represents a significant step towards creating integrated work environments that prioritize both productivity and quality of life.
