Introduction to Kora Properties

The Apparel Group, well-known for its role in the apparel retail and food and beverage sectors, is expanding its horizons by entering the real estate market. With this new venture, Kora Properties has launched an ambitious project: a 40-storey waterfront residential development named IL Vento, situated in Dubai Maritime City. This project signifies a significant investment, with a total cost of AED 500 million, and is expected to be completed by 2029.

Vision Behind IL Vento

Kora Properties has a clear vision for its projects. Nilesh Ved, the Chairman of APPCORP Holding and Owner of Apparel Group, who will also chair Kora Properties, emphasizes the goal of creating inspiring living spaces. “At Kora Properties, our vision is simple— to create spaces that inspire living,” he said. IL Vento draws inspiration from nature, reflecting the spirit of the wind and the serenity of the sea, embodying the vibrant and elegant essence of Dubai.

Future Projects on the Horizon

The launch of IL Vento is just the beginning for Kora Properties. Ved mentioned plans for a second development, set to be unveiled by the end of December. This upcoming project will include both commercial and semi-commercial towers, further establishing Kora Properties’ footprint in Dubai’s competitive real estate landscape.

Expansion Aspirations in the GCC

Looking beyond Dubai, Ved is optimistic about opportunities within the Gulf Cooperation Council (GCC) and aims for gradual global expansion. He highlighted the UAE as the starting point for these initiatives, noting plans to also invest in shopping malls in emerging markets such as India. “We see significant untapped potential in India and plan to pursue opportunities there, ideally in partnership with a local player who possesses expertise,” he explained.

Strategic Partnerships

Recognizing the complexity of entering new sectors, Ved emphasized the importance of forming strategic alliances. This approach will enable Kora Properties and the Apparel Group to strengthen their market presence and leverage specialized skills. Notably, the Apparel Group has already formed a partnership with the French retail giant Carrefour. This collaboration will initially focus on bringing Carrefour’s exclusive brands to North India, with plans for a broader rollout across the country. The pilot sites will launch in the National Capital Region (NCR).

A Proven Track Record

Founded in 1996, the Apparel Group has built a substantial portfolio, managing over 85 well-known brands. The group operates more than 2,300 stores across 14 countries, extending its reach throughout the Middle East, India, Southeast Asia, and Africa. This extensive experience and sector knowledge provide a solid foundation for their new ventures into real estate and retail.
