The company recently announced it will be managing parking at key locations within Dubai Sports City for a substantial period of 10 years. Over 3,000 New Spaces
The plan includes the creation of 3,100 brand-new parking spaces within Dubai Sports City. These spaces will be organized into three categories of parking infrastructure: paved, unpaved, and unsurfaced. Construction is slated to commence in the fourth quarter of 2025, with completion expected in the fourth quarter of 2026.
The phased development approach not only aims to address the immediate needs of the area but also ensures that the facilities are strategically implemented for optimal usage. Initially, work will begin on the paved category, which includes 900 spaces, with expectations to complete this part by December 2025.
Operational Timeline
Parkin’s operational timeline is clearly defined. Following the commencement of the paved parking works in October 2025, the subsequent phases will tackle the other two categories— encompassing an additional 2,200 spaces—beginning in January 2026. The completion of all phases is anticipated by the end of 2026, ensuring timely availability of parking spaces to accommodate the high traffic expected during local events and activities.
Parking Tariff
With the addition of these new parking spaces, a structured tariff system has been introduced. The new parking areas will have chargeable rates applicable from Monday to Saturday, between 8 AM and 10 PM. An hourly rate of Dh2 will be instituted, along with a daily rate of Dh20. For frequent users, an annual seasonal card will be available for Dh2,800, offering a cost-effective solution for regular patrons.
This pricing will remain fixed for the first three years, with the potential for adjustments thereafter, considering market dynamics and demand. This approach not only encourages turnover but also provides an economically feasible option for long-term users.
Revenue Impact
The financial implications of this project are noteworthy. Parkin forecasts its revenues across the 10-year contract to be between Dh40 million and Dh50 million. This project is designed to be accretive and cash flow positive, with a breakeven period of approximately four years. The company has planned carefully, funding the capital expenditure independently while structuring the revenue model to facilitate recovery of its initial investment in the early years of the contract.
